THE RENT AMOUNT IS NOT NEGOTIABLE
WE WILL NOT LOWER RENTS FOR SUBSIDIZED HOUSING
REQUIREMENTS STILL NEED TO BE MET EVEN WITH SUBSIDIZED HOUSING.
IMPORTANT
Anyone that is financially responsible for paying the rent (including subsidized housing) must be a signer/co-signer on the lease. There are no exceptions. Please be sure to clear this information before applying.

Financial Requirements:
- Minimum income is Monthly Gross needs to be 3 times the rent.
- We do require a Credit Report - Minimum Credit Score of 650 without a co-signer
- Automatic EFT/ACH draft for monthly rent payment
Documentation Needed: (for everyone over 18)
- Application filled out at wmsleasing.com
- Copy of Drivers License(s)
- 2 most recent pay stubs and/or Letter from HR
- Supervisor Name, Email and Phone Number.
Subsidized Housing:
- Vouchers need to be submitted with all other paperwork
- Case worker and phone number must be provided
- You will still need to submit all other documentation above.
- Minimum income/credit score will still need to be met
Pets
- $200 Non refundable pet fee for 1 pet
- $300 Non refundable pet fee for 2 pets (MAX IS 2 pets)
- $25 per month per pet.
- All pets are subject to approval.
- NO AGGRESSIVE DOG BREEDS ALLOWED
Other Info:
- If you have worked for your job for less than 6 months a cosigner may be required.
- Credit Report – depending on score a cosigner may be required.
- References – Your current Landlord and your employer is generally enough. If this is your first apartment we will need a credit reference.
